Example: 30 year term, $500,000 loan amount, 80% LTV, 740+ credit score, 4.375% rate. At 4.25% on a 30 year fixed rate mortgage the payment will be $4.92 for $1,000 borrowed.
Adjustable rate mortgage (ARM): up to 30 years, as little as 10.01% down, rate as low as 4.25%, 5/5/2 ARMs – rate/APR and payment may increase every 5 years up to 2%, 1% origination fee, loan amounts up to $2,000,000. Example: 30 year amortization, $500,000 loan amount, 80% LTV, 720+ credit score, 4.125% rate.
Bridge loans: Combined loan to value up to 70%, rates as low as 4.25%, 12 month interest only on current home balance, up to 30 year term on new home, origination fees may vary based on loan amount, loan amount up to $2,000,000. APR and payment may vary over life of loan depending if an ARM or fixed rate loan is chosen. Example: New home – 30 year term, $500,000 loan amount, 70% CLTV, 740+ credit score, 4.25% rate. There will be two homes as collateral and a release price to keep loan to value at 70% once former home is sold.
